Zvago Stillwater is an independent living Cooperative offering members, (one adult needs to be 62) independence and social opportunities without traditional home ownership’s maintenance. Members purchase a share of the community and have a say in how the community operates. No healthcare facilities, restaurants or meal plans exist.
Co-op Financials
Zvago Stillwater holds the community’s master mortgage and members purchase a share of the cooperative to occupy their unit. A monthly payment covers maintenance costs and repairs, reserves for future maintenance, staff costs and expenses such as cable, Wi-Fi, water, lawn care, snow removal and trash/recycling. Each owner is responsible for their own electricity, gas and if desired a landline or second garage stall if space is available.
Members may deduct their share of interest on the mortgage and property taxes from their income taxes. Co-op shares appreciate on a limited basis, typically 2 percent per year.
Co-op Operation
Zvago Stillwater operates within its bylaws and governing documents. There is an elected board of members, a committee structure, and each unit has one vote. The co-op is managed by an outside company hired by the board. There is an on-site property manager and maintenance technician.
Co-op Living
Zvago Stillwater has a community kitchen, gathering and activity areas, underground heated parking, raised bed gardens, a fitness center, outdoor patio, makers spaces for projects, and a guest room. In addition, the community offers social activities such as movie nights, book club, on-site instructor-led fitness classes, field trips, continuing education opportunities, game days, potlucks and holiday gatherings.
